Design Challenge:Wetland site with very prohibitive setback requirements

The property had a small house and garage near the access road, but our clients wanted more and better space. Because of the wetland designation, the building was limited to the area of the existing house. Only a small screened porch pavilion was permissible close to the water's edge.

For the design of the house, we had to go up! Services/utility spaces on the ground floor, bedrooms on the second floor, main living spaces on the third floor, and a fourth-level rooftop terrace.
